Gas, Induction, or Electric? Choosing a Cooktop for a South Florida Condo Kitchen

Every renovation season, somebody in a Hallandale Beach or Sunny Isles tower calls us mid-remodel with the same question: should I switch to gas? And about nine times out of ten, the honest answer is that the building decided for you years ago. Most condo towers along the A1A corridor have no gas service at all — not in your unit, not in the riser, often nowhere past the pool heater. So the real decision facing most South Florida condo cooks isn’t gas versus electric. It’s radiant electric versus induction, and that matchup is more interesting than it sounds.
Why your tower probably doesn’t have gas
Running gas to individual residences means a gas riser through the building, metered branches on every floor, and penetrations through fire-rated walls and slabs. Plenty of South Florida high-rises were simply built without any of that, and retrofitting it is the kind of project that involves the HOA, the building’s insurer, the fire marshal, and a budget that makes a new cooktop look like pocket change. Even buildings that do have gas for common areas rarely extend it into units. If a flame under your wok is non-negotiable, you’re not really shopping for a cooktop — you’re shopping for a different building.
The good news: both electric technologies have gotten good enough that most people who make the switch stop missing gas faster than they expected to.
Radiant electric: the familiar glow
A radiant cooktop is conceptually simple. A coiled heating element sits under a ceramic-glass surface and glows; the glass passes that infrared heat up into the pan. A switch or the control board cycles the element on and off to hold your setting, and a thermal limiter keeps the glass from overheating. The pan gets hot because the glass is hot — which also means the glass stays hot long after you shut the burner off, and anything that boils over bakes onto it enthusiastically.
Radiant is slower to respond than gas or induction. Turn the dial down and the glass keeps radiating for a while; turn it up and you wait for the element to catch up. But it works with literally any flat-bottomed pan, the technology is thoroughly mature, and the price of entry is low.
Induction: heating the pan, not the glass
An induction cooktop looks like radiant — same smooth glass — but runs on completely different physics. Under the glass sits a copper coil driven by power electronics at high frequency, creating a rapidly alternating magnetic field. Set a pan with iron in its base on top, and that field induces electrical currents directly in the metal. The pan itself becomes the heating element. The glass underneath only warms up secondhand, from contact with the hot pan.
The practical consequences are dramatic. Response is essentially instant — drop the setting and the heat drops with it, like gas without the flame. A big pot of water boils noticeably faster. And a spill on the relatively cool glass wipes up instead of carbonizing into a permanent ring.
The cookware test
Induction needs magnetic cookware, and the check costs nothing: if a refrigerator magnet sticks firmly to the bottom of the pan, it will work. Cast iron, carbon steel, and most modern stainless pass. Bare aluminum, copper, and glass don’t. A cabinet full of beloved aluminum pans is a real cost to factor into the switch — some people end up spending more on new cookware than they saved on the appliance sale.
Check your panel before you order
Both technologies want a 240-volt circuit, but amperage matters. A basic radiant cooktop is often happy on the 30- or 40-amp circuit the old one used; a full-power induction unit frequently wants 40 or 50. In older buildings around Hollywood and Hallandale, unit panels can be tight on breaker space and on total capacity. Before you fall in love with a specific model, have an electrician confirm what your panel and the existing circuit can actually support. Finding out on installation day, with the old cooktop already in the hallway, is a regular theme in the unhappy calls we get.
Repairability: a technician’s honest comparison
This is where we have a front-row seat, and the two technologies fail in opposite styles.
Radiant cooktops break in cheap, predictable ways: a burned-out element, a worn burner switch, occasionally a thermal limiter. These are routine fixes with widely available parts — the bread and butter of our range and cooktop repair work, often done in a single visit. The one expensive radiant failure is a cracked glass top, and that usually comes from a dropped bottle of olive oil, not from cooking. Treat the glass gently and a radiant unit can be kept running economically for a very long time.
Induction inverts the pattern. There are fewer parts that wear mechanically, and a quality unit can run for years without a single complaint. But when an induction cooktop does fail, it’s usually the generator board — the power electronics that drive the coils — and that board is the heart of the machine, priced accordingly. So the honest summary is: radiant means occasional inexpensive repairs; induction means rare but expensive ones. That’s also why we tell people not to buy bargain-basement induction. When the board is most of the unit’s value, build quality is the whole game.
The Florida summer argument
Here’s the tiebreaker nobody mentions in the showroom. A radiant element pours waste heat into the room — the glowing glass radiates in every direction, not just into the pan. Induction puts nearly all of its energy into the cookware itself. In a compact interior kitchen in a Three Islands or Golden Isles condo in August, you feel that difference directly, and your air conditioner feels it too. If you cook real dinners through a South Florida summer, induction wins this round outright.
So which should you buy?
If the cooktop is for a rental unit, a seasonal residence, or a kitchen that mostly reheats, buy a solid mid-range radiant and don’t overthink it. It’s cheap to buy, cheap to fix, and indifferent to whatever cookware ends up on it.
If you cook often and you’re keeping the unit for years, induction is genuinely the better tool: faster, more controllable, easier to clean, and kinder to a hot kitchen. Buy from an established maker rather than the cheapest unit on the page, run the magnet test on your pans first, and get the electrical question answered before you click order.
