Dishwasher Repair or Replace in a Condo? Why the Plumber Bill Changes the Math
From the Norma Appliance Repair blog — local advice from the technicians who work Hallandale Beach and Southeast Broward every day. Published October 2, 2026.
A dishwasher pump or inlet valve repair in a condo runs $150 to $260 and usually finishes in one visit. Replacing that same dishwasher in a Florida condo often means a plumber for the air gap and high loop, an installer for the cabinet fit, and a total closer to $700 to $950, several times the repair cost for a machine that was fixable.
Dishwashers get replaced too early more often than almost any other appliance in a condo kitchen, mostly because the failures look worse than they are. A dishwasher that will not drain or will not fill looks broken. Usually it is one part.
The three failures behind most dishwasher calls
A drain pump clogged with debris or seized after years of hard water in South Florida’s supply is the single most common failure we see, and it repairs for $150 to $220. An inlet valve that will not open, leaving the tub dry or under-filled, runs a similar range. The electronic control board, which manages the wash cycle and reads the buttons, fails less often but costs more when it does, typically $220 to $320 depending on the platform.
None of these failures mean the dishwasher itself is done. They mean one component wore out on a machine that, on a mid-range brand like Bosch, KitchenAid, or Whirlpool, was built for 10 to 13 years of service.
Why replacement in a condo pulls in a plumber
Florida plumbing code requires a dishwasher drain line to terminate with either an air gap fitting at the sink deck or a high loop secured above the drain connection, to keep dirty sink water from siphoning back into the dishwasher. A repair never touches this, since the drain line and its termination stay exactly where they were installed. A full replacement, though, often means the installer has to reconfirm or redo that connection, especially in an older condo kitchen where the original air gap has been painted over or removed at some point.
Add a cabinet opening built for a specific unit’s dimensions, a counter overhang that has to clear the new door, and a building that may require the same COI and elevator booking as any other appliance delivery, and a dishwasher swap stops being a same-day job.
A Hollywood Beach condo, repair against replace
A unit in Hollywood Beach called about a Bosch dishwasher, six years old, that had stopped filling with water. The inlet valve had failed. Repaired in one visit for $185.
The owner had gotten a replacement quote first: a comparable Bosch at $620, plus a plumber to reconfirm the air gap connection at $175 since the original fitting had been removed during a prior renovation, plus $120 installation. Total to replace ran just under $915 with 7% tax added, against a $185 repair that took under an hour.
| Item | Repair | Replace |
|---|---|---|
| Parts and labor | $185 | $620 |
| Plumber for air gap | $0 | $175 |
| Installation | included | $120 |
| Sales tax (7%) | $0 | $43.40 |
| Total out of pocket | $185 | $958.40 |
Hard water is the reason South Florida dishwashers wear differently
South Florida’s water supply runs harder than a lot of the country’s, and that scale buildup is what turns a healthy pump into a clogged one over time. Spray arm ports clog with mineral deposits, the sump screen at the bottom of the tub collects debris the pump can no longer push through, and a machine that sounds like it is straining on the wash cycle is often just fighting scale, not failing outright. A descaling cycle with a citric-acid based cleaner every two or three months adds real years to a dishwasher’s life and cuts down on the pump and spray arm calls we see.
Owners who run that maintenance step tend to call us for a genuine part failure once every four or five years instead of every 18 months, which is the actual difference between a dishwasher that earns out its full 10 to 13 year service life and one that gets replaced early over what amounts to a $15 bottle of cleaner.
When a dishwasher really is done
Rust-through on the tub floor, a leak that has already damaged the cabinet base, or a control board on a discontinued model are the real signals to replace instead of repair. Most calls we take are not any of those. They are a pump, a valve, or a board on a machine with years of service still ahead of it.
